NOTICE
PLEASE TAKE NOTICE that, upon the Application of Jonathan & Caitlin McLaughlin (the "Applicants"), the Combined Planning and Zoning Board of Edgewater Park Township, will conduct a Public Hearing on, Thursday, November 20, 2025, commencing at 7:00pm, in the courtroom at Edgewater Park Municipal Building, located at 400 Delanco Road, Edgewater Park, New Jersey 08010, all related to the Applicants' request for Bulk Variance Approvals for the replacement of a pre-existing fence. The fence is erected at the Applicants' residential property, located within the R-1 Single Family Residential Zoning District, with a street address of 303 Warren Street E, and designated as Block 1702, Lot 6 on the official Tax Maps of Edgewater Park Township (the "Property").
More specifically, the Applicant is requesting Bulk Variance Approval from Ordinance §310-30-8 to allow a 0.5 foot encroachment along the Woodlane Road right-of-way; from Ordinance §310-30-10 to allow fencing within a front yard setback; and from Ordinance §310-30-12 to permit a fence in front of a front building line in a residential district that six (6) feet in height, where four (4) feet is the maximum height permitted.
The Bulk Variance Approvals provide for the replacement of a pre-existing fence that was originally erected by Applicants' predecessors in title sometime prior to 2001. The fence was recently replaced in its existing footprint and configuration.
In addition, and to the extent deemed necessary, the Applicant is also requesting Bulk Variance Approval to continue to permit the following pre-existing non-conformities: a lot area of 39,399 square feet, where a minimum lot size of 40,000 square feet is required; a lot width of 123 feet, where a minimum of 150 feet is required; a front yard setback of 21.3 feet, where a minimum of 30 feet is required; side yard setbacks of 10 feet (one side) and 25 feet (combined), where the Ordinance requires a minimum of 20 feet (one side) and 50 feet (combined); and an impervious coverage of 26.2%, where a maximum of 20% is permitted.
At the Public Hearing, the Applicant will also request any and all other Approvals Variances, Waivers, Ordinance Interpretations, and/or other relief (including any necessary relief for existing conditions related to fencing, landscaping, buffering, parking or other nonconforming conditions) deemed necessary to allow the Applicant's proposed use and development of the Property. If you have comments on this Application you may attend the Hearing and you will be heard.
Copies of the Application, Plans, Reports and other documentation related to the Application are on file and available for public inspection during normal business hours, at the office of the Planning and Zoning Board Secretary and with the Township Administrator, at the Municipal Building, located at 400 Delanco Road, Edgewater Park, NJ 08010.
