NOTICE
PLEASE TAKE NOTICE that upon the application of Phillip Villari (the "Applicant"), the Township of Cinnaminson Zoning Board of Adjustment (the "Board") shall conduct a Public Hearing on Wednesday, December 3, 2025, commencing at 6:30 PM, at the Cinnaminson Township Municipal Building, located at 1621 Riverton Road, Cinnaminson, New Jersey 08077, to consider an Application for Bulk Variance Approvals, all related to the development and use of a ground-mounted solar array facility, on property located at 905 Thomas Avenue, which is located in the R-2 Zoning District, and which is known as Block 1113, Lot 10 on the official tax maps of the Township of Cinnaminson (the " Cinnaminson Property"). The Cinnaminson Property is adjacent to 903 Thomas Avenue in Riverton Borough, identified as Block 1306, Lot 6 on the official tax maps of Riverton Borough (collectively with the Cinnaminson Property, the "Property").
This Application for Bulk Variance Approvals provides for the construction of a ground-mounted solar array facility, an accessory structure, within the side and front yards of the Property. The Applicant is seeking Bulk Variance Approvals to allow for (i) an accessory structure front yard setback of 70.5 +/- feet from Thomas Avenue, where accessory structures are not permitted within the front yard and (ii) an accessory structure to be located in the side yard with a 0 +/- feet setback from the side lot line. The Property spans both Cinnaminson Township and the Borough of Riverton; accordingly, the solar array facility located in the side yard falls within both municipalities. To the extent necessary, the Applicant is also seeking relief from any landscaping or buffer requirements that may apply.
At the same time, the Applicant will also be requesting that the Board grant any and all other submission and/or design waivers, variances, Ordinance interpretations and/or other relief that may be deemed necessary to permit the development and use of the Property as proposed by the Applicant.
During the course of the review of the Application and / or presentation of the Application, it is possible that bulk variances, submission waivers, design waivers, interpretations, and/or other exceptions from the requirements of the Cinnaminson Township Zoning Ordinance may be identified or deemed to be necessary to permit approval of the Application as submitted or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional approvals, variances, submission waivers, design waivers, interpretations, and/or other exceptions may be requested by the Applicant at the time of the Board hearing for this Application.
Anyone interested in this Application will have the opportunity to appear in person, by agent or attorney, at the meeting of the Zoning Board of Adjustment to be held on Wednesday, December 3, 2025, commencing at 6:30 PM. in the Cinnaminson Township Municipal Building, located at 1621 Riverton Road, Cinnaminson, New Jersey, 08077, to present any support for, or objection to, the approval of this Application.
ACTION WILL BE TAKEN AT THIS MEETING. THIS MEETING WILL BE HELD IN COMPLIANCE WITH THE OPEN PUBLIC MEETINGS ACT pursuant to N.J.S.A. 10:4-8(b).
The Board may at its discretion, adjourn, postpone, or continue the hearing from time to time, and you are hereby notified that you should make diligent inquiry of the Cinnaminson Township Zoning Board of Adjustment Secretary concerning such adjournments, postponements, or continuations.
