ZONING BOARD OF ADJUSTMENT PUBLIC HEARING NOTICE
PLEASE TAKE NOTICE that on the 5th day of August, 2026, at 7:00 PM, a hearing will be held before the Willingboro Township Zoning Board of Adjustment (the "Zoning Board") on the appeal or application of Authorized Dealer Dispensary IV LLC, the undersigned, for d-1 use variance and d-3 conditional use variance relief to have an illuminated sign on the existing free standing pole sign and a drive-thru/pick-up window for the existing licensed cannabis retailer;
On the property located at 4306 Route 130 and designated as Block 2 Lot 2 on the Willingboro Township tax map, wherein the Property is located in the B-1 (Primary Business District) zone and the property is owned T9 4306 Willingboro LLC.
Any required variances/waivers required for the application are as follows: (1) Ordinance 126-6 prohibits illuminated signage for a cannabis facility; (2) Ordinances 370-53, 370-54 and 370-94 have conditions and provisions as to cannabis facilities as a conditional use; (3) Ordinances 126-4(B)2 and 370-71(B) of amended ordinance 2022-5 wherein cannabis retail is a conditional use and the drive-thru was not included in the previous approval; and (4) Ordinance 2003-1 adopting the Redevelopment Plan for the Route 130 corridor which prohibits signage raised in the air on poles, wherein the free standing pole sign is pre-existing; along with any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application as required by the Zoning Board.
Currently, the Public Hearing will NOT be conducted in-person. Interested members of the public can participate in or view the VIRTUAL PUBLIC HEARING via video or telephone conference, free of charge, by following the instructions which will be posted on the Willingboro Township website at https://www.willingboronj.gov/government/township-clerk/zoning-board where you will be able to find the virtual meeting information. Copies of the Application materials, plans, reports, and any supporting documents relating to the Application are on file and for inspection in the Planning and Zoning Office, Municipal Clerk's Department, Monday through Friday during regular business hours from 9:00 AM to 4:00 PM, at One Rev. Martin Luther King Jr. Drive, Willingboro, New Jersey 08046. Anyone interested in reviewing the Application materials, plans, reports, and supporting documents in-person is encouraged to contact the Planning and Zoning Office to make the necessary arrangements to view these materials. The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Zoning Board of Adjustment.
This notice is being given in accordance with the requirements of the Willingboro Township Ordinances and Municipal Land use law N.J. Statues Section 40:55D et. seq. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Zoning Board may determine. At the hearing or any adjournment thereof, you may appear in person or by attorney to give evidence and make a statement for or against this application. This notice is being published upon the order of the Board.
