To: All Owners of record of the property listed below, the beneficial owners of any Illinois land trust have title to said property, and all lienholders of record of said property as shown in the records of the Office of the Tazewell County Assessor's Office, which are as follows:

Notice to remediate the Property is hereby given pursuant to 65 ILCS 5/11-31-1(e) and that the City of Pekin (the "City") had determined that the Property is open and vacant and is an immediate and continuing hazard to the community. Unless 1) the building is demolished, repaired, or enclosed; and 2) any garbage, debris and other hazardous, noxious or unhealthy substances or materials are removed so that the immediate and continuing hazard to the community no longer exits; then it is the intent of the City to demolish, repair or enclose the building and all structures on the property, or to remove any garbage debris and other hazardous noxious or unhealth substances or materials, if the owner or owners, the beneficial owners of any Illinois land trust having title, or the lienholders of record of said property fail to do so.
If the Property is not demolished, repaired or enclosed, or the garbage, debris or other hazardous or unhealthy substances or materials are not removed, within 30 days of the City mailing this notice to the owners of record, the beneficial owners of any Illinois land trust having title to the Property, and all lienholders of record of the Property, or within 30 days of the last day of publication of the notice, whichever is later, the corporate authorities of the City shall have the power to demolish, repair or enclose the Property to remove any garbage, debris, or other hazardous, noxious or unhealthy substances or materials.
