PALISADES PARK PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Julio Balmaseda has filed an application with the Planning Board of the Borough of Palisades Park (the "Board") and will appear at the Board's regularly scheduled meeting on July 22, 2026, at 7:00 p.m., to be held at the Palisades Park Municipal Building, 275 Broad Avenue, Palisades Park, New Jersey, seeking Minor Subdivision Approval, together with such other approvals, permits, interpretations and relief as may be required by the ordinances of the Borough of Palisades Park.
The property that is the subject of this application is commonly known as 265 14th Street, Palisades Park, New Jersey, and is designated on the official Tax Map of the Borough of Palisades Park as Block 430, Lot 11. The property is located within the AA Zone. The application seeks approval to subdivide the existing parcel into two (2) conforming lots, each of which will comply with all applicable zoning requirements of the Borough of Palisades Park.
At this time, the application seeks no variances, design waivers, or other forms of zoning relief. The Applicant reserves the right to seek, without further notice, such variances, design waivers, exceptions, interpretations, permits, approvals, or other relief as may be determined to be necessary or appropriate by the Applicant, the Planning Board, or the Board's professionals during the course of the public hearing, including, without limitation, approval for the continuation of any lawful pre-existing nonconforming conditions, if applicable.
The application, maps, plans, and supporting documents are on file with the Office of the Borough Clerk and are available for public inspection during regular business hours. Any interested person may appear at the hearing, either in person or through an attorney or authorized representative, and present any comments or objections concerning the application. Marc D.
