ZONING BOARD OF ADJUSTMENT
Dear Property Owner:
PLEASE TAKE NOTICE that on July 9, 2026, at 7:00 p.m. at the Council Chambers of the Paramus Borough Hall, One Jockish Square, Paramus, New Jersey 07652, the Borough of Paramus Zoning Board of Adjustment will hold a public hearing on an application filed by Kevork Ohannessian and Alice Kazekjian (hereinafter collectively referred to as the "Applicants") seeking bulk variance relief to widen the existing driveway by approximately 5.3 feet and relief for an existing rear patio setback condition.
The property is known as 73 Colorado Road, Paramus, New Jersey, 07652 and identified as Block 3215, Lot 11, and is located in a residential zone (R-75 Zoning District).
The subject property consists of a single-family house, which is under construction. Applicants seek permission to widen the existing driveway by approximately 5.3 feet to accommodate the parking of two (2) additional vehicles, which is being triggered by the Borough of Paramus' restrictions on overnight street parking. The widening of the driveway triggers a bulk variance under Borough Ordinance 429-32.F because driveways are not permitted to be paved past the garage wall toward the front door into the front yard area and Applicants are proposing to pave toward the front door area.
In addition, the Applicants seek variance relief for an existing rear patio setback condition. The municipal ordinance requires a minimum rear yard setback of 10 feet, whereas the existing patio is currently located approximately 1.4 feet from the rear property line. The Applicants propose to improve that condition by increasing the setback to 5 feet. Accordingly, although variance relief remains necessary, the proposal substantially reduces the existing nonconformity and brings the condition into greater conformity with the requirements of the municipal zoning ordinance.
Applicants will also seek all additional relief identified throughout the application process including, but not limited to, other use or bulk variances, exceptions or waivers.
The application is on the Zoning Board of Adjustment's public hearing agenda to be held on July 9, 2026, at 7:00 p.m. at the Council Chambers of the Paramus Borough Hall, One Jockish Square, Paramus, New Jersey 07652.
When this case is called, you may appear either in person or by an attorney and present any comments or objections which you may have to the granting of the relief sought in the application.
