PLEASE TAKE NOTICE that, in compliance with Section 35-7.4(a)-(j), Article V of the Zoning Ordinance of the Township of Berkeley, New Jersey, and in view of the fact that the Zoning Officer of the Township of Berkeley, New Jersey, has denied the project for noncompliance, the property owner has applied to the Berkeley Township Planning Board for preliminary and final major subdivision approval, together with bulk variance relief, submission waivers, design waivers, and such other approvals, exceptions, waivers, variances, permits, interpretations, conditions, or relief as may be required by the Board for property known and designated as Block 702, Lots 22, 24, 26 and 28, and Block 716, Lots 1, 2, 3, 4, 13, 15, 17, 19, 21, 23, 25 and 27, on the Tax Map of the Township of Berkeley, Ocean County, New Jersey.
The property is located on the easterly and westerly sides of the unimproved portion of Clifton Avenue at or near its intersection with Cumberland Avenue, also an unimproved road, Bayville, Berkeley Township, New Jersey. The property is located in the R-125 Residential Zone.
The Applicant proposes to subdivide the existing lots to create four new residential lots, identified on the submitted plans as Block 702, Lot 22.01, and Block 716, Lots 1.01, 13.01 and 21.01. The proposed development includes construction of single-family detached dwellings, together with related site improvements, including driveways, sidewalks, utility improvements, drainage improvements, easements, landscaping, and related appurtenances.
The Applicant further proposes to improve the unimproved portion of Clifton Avenue with a paved cartway, curb, sidewalk, storm sewer, sanitary sewer main, water main, fire hydrant, street lighting, shade tree and utility easements, drainage easements, and a cul-de-sac or turnaround area, together with other improvements shown on the plans submitted to the Board.
The Applicant seeks variance relief pursuant to N.J.S.A. 40:55D-70(c) and the Berkeley Township Land Development Ordinance for proposed Block 716, Lot 1.01, where the R-125 Zone requires a minimum lot area of 12,500 square feet and 10,000 square feet is proposed.
The Applicant also seeks submission and design waivers, including but not limited to, waivers relating to environmental impact statement requirements, recreation-area requirements, tree-location information, boring logs, and plan information within 200 feet of the property, together with any other relief that may be identified by the Board or its professionals during the hearing.
Any person or persons affected by this application and all interested parties will have an opportunity to appear and be heard at the public hearing to be held before the Berkeley Township Planning Board on June 18, 2026, at 6:30p.m., in the Meeting Room of the Berkeley Township Municipal Building, 627 Pinewald-Keswick Road, Bayville, New Jersey 08721.
All maps, plans, applications, reports, review letters, and other documents relating to this application are on file and available for public inspection during the hours of 9am to 3pm at the office of the Berkeley Township Planning Board, Berkeley Township Municipal Building, 627 Pinewald-Keswick Road, Bayville, New Jersey 08721.
