PUBLIC NOTICE BERKELEY TOWNSHIP ZONING BOARD OF ADJUSTMENT OCEAN COUNTY, NEW JERSEY PLEASE TAKE NOTICE that the undersigned has applied to the Berkeley Township Zoning Board of Adjustment for variances and design waivers and in compliance with Section 35-7.4(a)-(j), Article V of the Zoning Ordinance of the Township of Berkeley, New Jersey, please take notice that the applicant proposes to raise and expand an existing single-family residence on a lot with a lot area of 5,000 square feet where 6,400 square feet is required (existing condition); with a lot frontage of 50 feet where 80 feet is required (existing condition); a front yard setback of 24.7 feet where 25 feet is required (existing condition); a rear yard setback of 15.9 feet where 20 feet is required; a combined side yard setback of 14.6 feet where 18 feet is required; a lot coverage of 41.5% where the maximum lot coverage allowed is 30%.; and an accessory side yard setback of 4.1 feet where 5 feet is required. The Applicant further seeks any and all other variances and/or waivers as the Board may require. LOCATION: 9 Albatross Point, Bayville, NJ 08721 Block 1622 Lot 2 in the R-64 Zone District In view of the fact that the Zoning Officer of the Township of Berkeley, New Jersey, refused this request by reason of it being in violation of Code Reference #'s 35-95, Schedule 1, Schedule of Requirements, and 35-96, R-64 Zone, applicant is hereby appealing this refusal of the Zoning Officer to the Zoning Board of Adjustment.
