PLEASE TAKE NOTICE that the undersigned has applied to the Borough of Pine Beach Land Use Board pursuant to N.J.S.A. 40:55D-70(c) for variances to allow an attached rear porch roof overhang with a 19' rear yard setback where 25' is required; an accessory structure (jacuzzi spa) rear yard setback of 1.75' where 10' is required; an accessory structure (gas fire pit) rear yard setback of 7.25' where 10' is required; an accessory structure (gas fire pit) side yard setback of 5.87' where 10' is required; an accessory structure (shed) side yard setback of 8.6' where 10' is required; and a 150 sq. ft. second accessory structure (shed) where 120 sq. ft. maximum is permitted for a second accessory structure. The Applicant further seeks any and all other variances and/or waivers as the Board may require.

Any person or persons adversely affected by this application, and all interested parties, will be given the opportunity to be heard at the meeting to be held on Tuesday, November 18, 2025, at 7:30 p.m. at the Pine Beach Borough Municipal Building, located at 599 Pennsylvania Avenue, Pine Beach, New Jersey, 08741.
