Zoning Board of Adjustment
PLEASE TAKE NOTICE:
That John McManus has applied to Brick Township Zoning Board of Adjustment for plot plan/ bulk variance approval for the existing hot tub at the residential property located in the R-7.5 zone at 209 Curtis Point Drive, Brick, NJ 08723, also known as Block 45.07, Lot 8 as shown on the official tax map of Brick Township.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
A minimum of 15' setback from the existing hot tub to the bulkhead is required, whereas 3.9' is provided; existing conditions: front yard setback 19.9' existing/proposed, whereas 25' required; rear yard setback (pool from bulkhead) 11.8' existing/proposed, whereas 15' required; building coverage 30.6% existing/proposed, whereas 30% permitted; impervious coverage 82.2% existing/proposed, whereas 65% permitted;
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or Brick Township Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by Brick Township Zoning Board of Adjustment at a public meeting on June 3, 2026 in the Council Chambers at 401 Chambers Bridge Road, Brick, New Jersey. The meeting will commence at 7:00 P.M. at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and are available for inspection between the hours of 9 AM and 4 PM, Monday - Friday at the office of the Secretary at the Municipal Building 401 Chambers Bridge Road, Brick, NJ.
