Zoning Board of Adjustment
PLEASE TAKE NOTICE:
That Stavola Asphalt Company, LLC (Applicant), Stavola Industries, L.L.C. (property owner) and the parent company of which is Arcosa, Inc., has applied to Brick Township Zoning Board of Adjustment for preliminary and final major site plan approval, bulk variance and use variance approval to modernize some of the existing asphalt plant equipment with associated site plan improvements. The applicant is seeking a d-2 expansion of prior non-conforming use variance, or, in the alternative, a d-1 use variance to allow the proposed and existing machinery and other improvements including adding paved drive aisles, grass pavers, asphalt plant equipment, truck scale, landscaping and lighting improvements, whereas the industrial/manufacturing/asphalt plant use is not permitted within this zone. A d-6 height variance is also sought to allow a maximum height for the proposed structure of 75 feet which is more than 10 percent higher than allowed in the zone. The applicant reserves the right to prove that the asphalt plant use on the property is a lawful prior non-conforming use.
This property is located in the RR-1 Zone at 429 Chambers Bridge Road, Brick, NJ 08723, also known as Block 755.07, Lot 1 as shown on the official tax map of Brick Township.
The Applicant also seeks the following variances and/or design waivers for relief from the following requirements:
Maximum eaves building height 75' proposed, whereas 26' permitted.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or Brick Township Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by Brick Township Zoning Board of Adjustment at a public meeting on June 16, 2026 in the Council Chambers at 401 Chambers Bridge Road, Brick, New Jersey. The meeting will commence at 7:00 P.M. at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. This public hearing is a continuation from prior public hearings on February 4, 2026 and April 22, 2026. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and are available for inspection between the hours of 9 AM and 4 PM, Monday - Friday at the office of the Secretary at the Municipal Building 401 Chambers Bridge Road, Brick, NJ.
