CITY OF BORDENTOWN PLANNING BOARD
BURLINGTON COUNTY, NEW JERSEY
TO: ALL OWNERS OF PROPERTY AND OCCUPANTS WITHIN 200 FEET OF THE
PROPERTY DESCRIBED BELOW
PLEASE TAKE NOTICE that The Patriarca Group, LLC (the "Applicant"), the
owner of the property located at 104 Farnsworth Ave. Bordentown City, New
Jersey, also known as Block 1001, Lot 3 on the official Tax Map of the City of
Bordentown, has filed an application with the City of Bordentown Planning
Board concerning premises located in the LC - Local Commercial Zone.
The Applicant seeks a use variance pursuant to N.J.S.A. 40:55D-70d(1), as
well as a bulk variance related to parking spaces to permit the conversion
of an existing office space to a children's open play and entertainment facil-
ity designed to serve families with young children through structured play
sessions. The Applicant further requests a Waiver of Site Plan Approval
pursuant to the Municipal Land Use Law and applicable City ordinances, in
order to occupy an existing fully constructed space within a building that is
fully built-out.
No building expansion, exterior alterations, or additional site improvements
are expected. The Applicant also requests a parking variance and any and all
other variances, waivers, exceptions, permits, interpretations, or approvals
that the Board or its professionals may deem necessary upon review of the
application.
The application and supporting documents are on file and available for public
inspection at the Bordentown City Clerk, 101 Park Street, Bordentown. New
Jersey. during normal business hours. A public hearing on this application
will be held before the City of Bordentown Planning Board on July 6, 2026, at
7:00 p.m. at Carlslake Community Center, 207 Crosswick Street, Bordentown,
NJ, at which time all interested persons may appear either in person or by
attorney and present any comments or objections.
