PUBLIC NOTICE FOR APPLICATION BEFORE THE TOWNSHIP OF SOUTHAMPTON LAND DEVELOPMENT BOARD
TAKE NOTICE that on June 4, 2026, at 6:00 PM, a hearing will be held before the Southampton Township Land Development Board for the Township of Southampton, Burlington County, New Jersey at the Municipal Building located at 5 Retreat Road, Southampton, New Jersey 08088 to consider the application filed by Beechwood Landscape Architecture and Construction, LLC for a Preliminary and Final Major Site Plan approval, with bulk variances and waivers for the property located at 125 Eayrestown Road, Southampton, NJ 08088 and designated as Block 2201, Lot 8.04 as shown on the Southampton Township Tax Map and located in the Industrial zoning district (the "Property") for the following project: The proposed development of a commercial landscape business to include a two story administrative building, a single story warehouse building, a detached pole barn, storage bins for landscape materials, concrete pad for storage for recycled items, a 30 yard dumpster, asphalt parking area, stone parking area, a paved driveway, a new septic system, a new stormwater basin with fencing and landscape buffering (collectively the "Proposed Uses").
The Applicant will seek the following approvals from the Land Development Board: (1) Preliminary and Final Major Site Plan Approval, (2) A Bulk Variance for outdoor storage pursuant to N.J.S.A. 40:55D-70(c) and Section 12-4.19(a) of the Township Zoning Ordinance; (2) Interpretation of Ordinance 12-3.7-1(b)(14) of the Southampton Township Zoning Ordinances [Permitted uses in the Industrial District] to include as "permitted" and deemed a special exception the Applicant's Proposed Uses for the subject Property; (3) submission waivers as permitted under Section 12-4.19(b) of the Township Zoning Ordinance; (4) design waivers [Parking Buffer and Storage Configuration] as permitted under Section 12-4.19(b) of the Township Zoning Ordinance; and (5) in the alternative, if Applicant's Proposed Uses are not deemed as a permitted use under Section 12-3.7-1(b)(14) of the Southampton Township Zoning Ordinance, the Applicant seeks a Use Variance for the Proposed Uses pursuant to N.J.S.A. 40:55D-70(d).
At the public hearing, the Applicant will offer testimony and evidence to demonstrate at such public hearing that the Applicant has satisfied all of the requirements for granting a major site plan, with bulk variances, submission waivers and design exceptions under the Southampton Township Zoning Ordinance and the New Jersey Municipal Land Use Law, N.J.S.A. 44:55D-1 et. seq. and to deem the Proposed Uses as a permitted use under Section 12-3.7-1(b)(14) of the Southampton Township Zoning Ordinances or, in the alternative, is entitled to Use Variances.
The Applicant also requests any and all additional variances and waivers as the Board or its professionals believe are necessary.
The application and site plan mentioned above are on file in the office of the Township of Southampton Land Development Office at the Municipal Building located at 5 Retreat Road, Southampton, NJ 08088 and are available for inspection during normal working hours, 10 days prior to the meeting by appointment only.
Any interested party may appear at such public hearing in person or by an attorney and when the application is called, may participate therein in accordance with the rules of the Municipal Land Use Law.
