PUBLIC NOTICE FOR PUBLIC HEARING
TOWNSHIP OF EAST HANOVER LAND USE AND PLANNING BOARD
PLEASE TAKE NOTICE, that on Tuesday, January 13, 2026 at 7:00 P.M. the Township of East Hanover Land Use & Planning Board ("Board") will hold a PUBLIC HEARING at Town Hall, Council Chambers, 411 Ridgedale Avenue, Township of East Hanover, New Jersey, on the application of the applicant, River Real Property LLC (the "Applicant"), seeking minor subdivision approval with bulk variance relief and a major soil moving permit to construct two (2) new single family residential dwellings facing Newman Place and eliminating the ingress/egress from River Road, at the property located at 380 River Road, East Hanover, New Jersey (Block 40.03, Lot 24), (the "Property"). Applicant is the owner. The Property is located in the R-20 Zone.
The Application requires bulk variance relief from the following sections of the Township's Land Development Code: For Proposed Lot 24.01: (1) Section 95-51B.(1) - Minimum lot area of 14,119 sq.ft. proposed, wherein 20,000 sq.ft. is required; (2) Section 95-46I -Minimum average alignment front yard setback of 47.04 ft. proposed, wherein 57.2 ft is required; (3) Section 95-51B.(1) -Minimum front yard setback of 47.04 ft. proposed, wherein 57.2 ft is required; (4) Section 95-51B.(1) - Minimum rear yard setback of 40 ft. proposed, wherein 50 ft is required; (5) Section 95-46R.(3) – Variance for open porch projection of 47.04 ft. proposed, wherein 57.2 ft is permitted (and 35.28 ft currently exists); (6) Section 95-46E.(2)(a)[1] – Variance for attached garage setback of 47.04 feet provided, wherein 50 ft is required; and For Proposed Lot 24.02: (7) Section 95-51B.(1) - Minimum lot area of 14,041 sq.ft. proposed, wherein 20,000 sq.ft. is required; (8) Section 95-46I -Minimum average alignment front yard setback of 47.04 ft. proposed, wherein 57.2 ft is required; (9) Section 95-51B.(1) -Minimum front yard setback of 47.04 ft. proposed, wherein 57.2 ft is required; (10) Section 95-51B.(1) - Minimum rear yard setback of 40 ft. proposed, wherein 50 ft is required; (11) Section 95-46R.(3) – Variance for open porch projection of 47.04 ft. proposed, wherein 57.2 ft is permitted; (12) Section 95-46E.(2)(a)[1] – Variance for attached garage setback of 47.04 feet provided, wherein 50 ft is required; (13) Section 95-46G. – Variance for building location; (14) Section 95-46K. – Variance for frontage at the street line wherein 104.94 feet is proposed (and currently is existing), wherein 125 feet is required; and (15) Section 95-51B.(2) – Variance for side yard setback on a street side of 40 ft proposed, wherein 50 ft is required (and 35.28 ft. currently exists), along with the following waiver(s) requested: (i) Section 95-39A.(4)(a) – Waiver for lot dimensions; and (ii) Section 95-39A.(4)(b) – Waiver for side lot line; and any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application, as the application may be amended to include same as determined by the Board.
All plans, maps and other documents relating to this application including the Site Plan Documents are on file and will be available for public inspection free of charge, beginning ten (10) days prior to the public hearing, by contacting the Planning Board Secretary, Lisa Kiss via telephone at (973) 888-6021 or via electronic mail at lisak@easthanovertownship.com to make an appointment to view the application and supporting materials at Town Hall, 411 Ridgedale Avenue, Township of East Hanover, New Jersey 07936. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Planning Board may determine. This notice is being published upon the order of the Board.
