PLEASE TAKE NOTICE:
That Par Golf, LLC has applied to Howell Township Planning Board for amended preliminary and final major site plan approval to: eliminate the previously approved parking lot, eliminate the additional swimming pool and associated amenities, remove the existing tent area to allow for reconfiguration of the footprint of the previously approved Carolina House, construction of an ID sign along Asbury Avenue, modify architectural footprint of the maintenance building, construct a pole barn in the maintenance area, add a fifth pickleball court, bleachers and associated walkway, abandon the existing septic system connected to the existing dwelling in the maintenance area and propose connection to the sanitary sewer system in Asbury Road, landscaping and lighting improvements, and construction of a new small scale detention basin adjacent to the Carolina house. This property is located in the RRC zone at 20 Shore Oaks Drive, Farmingdale, NJ 07727, Howell, New Jersey, also known as Block 185, Lot 40.104 as shown on the official tax map of Howell Township.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Section 256-5A(4): proposed monument sign is located ~ 8' from the new proposed property line along Asbury Road, whereas 10' is required or 20' from the right-of-way of a highway.
Design waivers: no sidewalk proposed along the frontage of Cranberry Road, Asbury Road, Shore Oaks Drive and Vardon Way.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or Howell Township Planning Board including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by Howell Township Planning Board at a public meeting on June 18, 2026 in the Main Meeting Room of the Howell Township Municipal Building at 4567 Route 9 North, 2nd Floor, Howell, New Jersey 07731. The meeting will commence at 7:00 P.M. at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Planning Board Secretary and may be inspected by you during regular business hours of the Township of Howell, Department of Community Development at 4567 Route 9 North, 2nd Floor, Howell, NJ.
