LACEY TOWNSHIP ZONING BOARD OF ADJUSTMENT
OCEAN COUNTY, NEW JERSEY
PLEASE TAKE NOTICE that the undersigned, Brian Brenner, has applied to the Lacey Township Board of Adjustment under Application #V26-01 for a variance from the requirements of the Zoning ordinance. The property in question is situated in the R-75A Zone and located on Tax Lots: 16 in Tax Block: 365 on the Official Tax Map of the Township of Lacey with street address: 816 Leeward Drive, Forked River, NJ 08731.
THE APPLICANT is requesting the following relief: Bulk Variance approval to permit covered front porch that extends within the front yard setback on an undersized lot
THE APPLICANT seeks the following bulk variances in conjunction with the application:
Minimum Front Yard Setback (Principal Structure) –25 ft required, approximately 19.7 ft is proposed
Minimum Lot Area –6,750 sf required, approximately 6,312.5 sf exists.
Minimum Lot Width –75 ft required, approximately 70.7 ft exists
Minimum Rear Yard Setback (Principal Structure) –25 ft is required, approximately 22.7 ft exists
Minimum Side Yard Setback –10 ft required, 7.7 ft exists
Minimum Side Yard Setback –20 ft is required, 18.7 ft exists from the combined minimum
The following waivers:
200' Radius map and plot plan of the property
AND ANY AND ALL OTHER VARIANCES and/or waivers, as the Board determines necessary in accordance with the law at the time of the hearing.
A PUBLIC HEARING will take place on the 1st day of June, 2026 at 6:30 pm in the Committee Chambers of the Municipal Building, located at 818 Lacey Road, Forked River, NJ at which time you may appear either in person, or be represented by an attorney and present any objection which you may have to the granting of this appeal.
THE APPLICATION AND SUPPORTING DOCUMENTS are on file with the office of the Board Secretary of the Lacey Township Board of Adjustment, (Office of Community Development) Location: 124 South Main Street in Forked River, NJ and is available for inspection during normal business hours. Monday-Friday: 8:30am-12:30pm and 1:30-4:30pm.
