PUBLIC NOTICE OF HEARING
JOINT LAND USE BOARD OF THE BOROUGH OF AUDUBON
Please take notice that a public hearing will be conducted before the Joint Land Use Board of the Borough of Audubon at the Audubon Municipal Building, 606 West Nicholson Road, Audubon, New Jersey on Wednesday, the 12th day of November, 2025 at 7:00 P.M. This notice is being published in accordance with the requirements of the Municipal Land Use Law and the Code of the Borough of Audubon. No one is required to appear at this hearing. However, at that time and place, all interested persons will be given the opportunity to be heard.
The subject property is identified as Block 58, Lots 4.01 and 4.02, also known as 305 E. Atlantic Avenue, Audubon, NJ. The applicant/owner is JF Property Management LLC.
Applicant will request a use variance and preliminary and final major site plan approval with a request for all necessary variances to allow for a residential use. Applicant will request any and all required variances (either bulk or use) from the requirements of the Code of the Borough of Audubon. Other variances from any and all other requirements that are applicable may be requested, as well as appropriate and necessary waivers of requirements. Such other necessary variances or waivers, as may be required for any of the aforesaid requests, may also be requested without any further notification to the public.
A copy of the application and corresponding documents are on file at the Zoning Office in the Audubon Municipal Building, 606 West Nicholson Road, Audubon, New Jersey and may be inspected by any members of the public, in that office by all interested parties, from Monday to Friday from 9:00 AM to 4:00 PM.
Further take notice, that the said Joint Land Use Board may, at its discretion, adjourn, postpone, or continue the said hearing from time to time, without any further notice to you, and you are hereby notified that you should make diligent inquiry of the Joint Land Use Board of the Borough of Audubon concerning such adjournments, postponements or continuations.
