PUBLIC NOTICE OF HEARING
PLANNING BOARD FOR THE TOWNSHIP OF BERLIN
In accordance with the requirements of the Township of Berlin Ordinance and Section 45:55-1 of the Revised Statutes of the State of New Jersey, you are hereby notified that an application has been filed on behalf of BW Premier Homes LLC by the undersigned with the Planning Board of the Township of Berlin.
A public hearing will be conducted before the Planning Board for the Township of Berlin in connection with this application on Tuesday the 21st day of October, 2025 at 5:30 P.M. The public hearing will take place in the Courtroom of the Berlin Township Municipal Building at 135 Route 73 South, West Berlin, NJ 08091. This Notice is being published in accordance with the requirements of the Berlin Township Planning Board and the Municipal Land Use Law. You are not required to appear at this hearing unless you wish to object to the action desired by the Applicant. If you appear at the hearing, you will have an opportunity to be heard.
This is an application for extension of minor subdivision approval previously granted on December 17, 2024 and confirmed by Resolution No. 2025-7 on January 7, 2025. Alternatively, a request for minor subdivision approval will be requested proposing to subdivide the lot located on the Tax Map of the Township of Berlin, particularly Block 1413, Lot 7, into two (2) conforming lots with a variance for an existing non-conforming front yard setback on the existing lot. The property is located in the R-2 Zone. The street address of the property is 310 Marion Avenue, West Berlin, NJ. Such other necessary variances or waivers, as may be required, may also be requested without any further notification to the public.
A copy of the application is on file with the Secretary of the Planning Board of the Township of Berlin in the Municipal Building and may be inspected in that office by all interested parties during regular business hours Monday through Friday from 9:00 AM to 3:00 PM.
Further, take notice that the said Planning Board may, at its discretion, adjourn, postpone, or continue the said hearing from time to time, without any further notice to you, and you are hereby notified that you should make diligent inquiry of the Planning Board for the Township of Berlin concerning such adjournments, postponements or continuations.
