PUBLIC NOTICE PLANNING BOARD TOWNSHIP OF PEMBERTON PLEASE TAKE NOTICE that GJB Development, LLC, a New Jersey Limited Liability Company, (the "Applicant") has made an application to the Planning Board for the Township of Pemberton (the "Board"). The application is for Preliminary and Final Major Subdivision proposing the development of eighty-seven (87) town homes on block 849 lot 1.01 located in the Township of Pemberton, County of Burlington, State of New Jersey. (the "Application") The Property has access and egress to and from Spruce Boulevard and egress only through Learning Way via an easement agreement with the Board of Education of the Township of Pemberton. The Property is approximately 20.373 acres and is currently undeveloped and wooded. The Property is situated within the Regional Growth Area as designated by the Pineland Management Area and is zoned within the Township's Multiple Family Residential R-1 zoning district. The Property is subject to the Spruce Boulevard/Junction Road Redevelopment Plan. The Applicant is seeking to develop eighty-seven (87) townhomes organized along a loop road. The Application also includes the construction of stormwater management basins and the incorporation of various site amenities, such as lighting, landscaping, utility infrastructure, a gazebo, walking paths and designated open space area. The Application includes 12 affordable units, including six low-income and six moderate-income. The Application proposes that parking will be provided through a combination of private garages, driveways, and public surface parking spaces. The Applicant does not request any variances or waivers in its Application. The Applicant shall seek such variances and design waivers as the Board deems necessary to grant the relief/approval sought by the Applicant. The Application is on the Pemberton Township Planning Board's calendar, and a public hearing has been scheduled for August 6, 2026, at 7:00pm and will be held at Municipal Building, 500 Pemberton-Browns Mills Road, Pemberton, New Jersey. Members of the public may appear at this meeting either in person, or by agent, or by attorney, and present any comments and/or objections to the granting of this Application. This Notice has been sent to you by the Applicant, by order of the Board. The documents and plans filed for the Application, including the Spruce Boulevard/Junction Road Redevelopment Plan have been filed and are available for inspection during regular business hours at the Township of Pemberton Municipal Building.
