PUBLIC NOTICE
Please take notice that 33 Estaugh, LLC ("Applicant") has filed an application for development with the Borough of Haddonfield Planning Board ("Board") regarding property located at 33 Estaugh Avenue and designated as block 117, lot 25 on the borough tax map (the "Property"). The Property is currently improved with 2.5 story five-unit multifamily apartment building, which is not a permitted use in the R-7 zoning district. The Applicant seeks minor subdivision approval to subdivide the property into two lots, demolish the existing structure and construct one single-family home on each newly subdivided lot. Single-family homes are a permitted use in the R-7 zone .
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 132-32(D)(1)(B) – minimum lot width: 50 feet required; 97.84 feet existing; 49.00 feet proposed (lot 25.1) and 49.90 feet proposed (lot 25.2);
2. Section 132-32(D)(1)(C) – minimum lot frontage: 50 feet required; 99 feet existing; 49 feet proposed (lot 25.1); and
3. Section 132-86(B)(6)(B) – minimum driveway setback from side lot line: 3 feet required; 0 feet existing; 1.5 feet proposed for lots both new lots.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on September 30, 2025 at 7:30 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
