PUBLIC NOTICE
Please take notice that Haddonfield Friends School ("Applicant") has filed an application for development with the Borough of Haddonfield Planning Board ("Board") regarding real property located at 47 North Haddon Avenue and designated as block 15, lot 5 on the municipal tax map. The Property is approximately 1.21 acres and is currently improved with a two-story building used as the Haddonfield Friends School, which has been on the Property for many years. The Applicant seeks minor site plan approval from the Planning Board (the "Board") to renovate its school building. The proposed work includes:
1. Installation of new standing-seam metal roofing to match historic photograph.
2. Rehabilitation of exterior brick building walls.
3. Preservation and rehabilitation of windows.
4. Rehabilitation of two porches (Front and West).
5. *In-kind replacement of one steel fire escape (This was previously proposed work, but the Borough allowed the fire escape to be replaced ahead of the remaining work because it is a safety component; it was recently installed).
6. Re-installation of brick terrace and walkways.
7. Partial replacement of cracked concrete walkway.
8. Installation of on-site discharge of roof water drainage.
The property is in the R-2 (Residential Single Family Detached) zoning district, where a school is currently not a permitted use. The Applicant seeks minor site plan approval and all other necessary approvals to complete the proposed work.
The following existing nonconformities exist:
1. Section 135-27 D.(4)(a) – Maximum building coverage: 15% permitted; 16.95% existing and proposed (existing non-conformity);
2. Section 135-27 D.(4)(b) – Maximum impervious coverage: 25% permitted; 38.2% existing and 38.1% proposed (existing non-conformity to remain but be reduced by approximately 51.2 s.f.);
3. Section 135-27 D.(2)(a), Attachment 7 – Minimum front yard setback, principal structures: 40' required; 16.1'/18.2' (front porch) existing and proposed (existing non-conformity); and
4. Section 135-27 D.(2)(b) – Minimum side yard setback, principal structures: 18' required; 15.1' existing and proposed (existing non-conformity).
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on December 2, 2025 at 7:30 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application.
