PUBLIC NOTICE
Please take notice that American Food, Paper & Poultry, LLC ("Applicant") has filed an application for development with the Pennsauken Township Planning Board ("Board") regarding real property located at 6949 Sherman Lane, designated as block 1102, lots 3 & 26 on the municipal tax map. The property is currently improved with two one-story masonry buildings used for wholesale warehousing and distribution of food products, mainly poultry. The Applicant proposes to demolish an enclosed storage area and construct a 10,682 sf addition to the larger building to expand warehouse and freezer storage space, along with various parking lot improvements. The Board previously granted preliminary and final minor site plan approval along with bulk variances for various site improvements to the property, which approval was memorialized in Resolution No. P-2021-17, adopted on December 30, 2021. The Applicant is seeking amended preliminary and final site plan approval, along with a bulk variance, for the proposed improvements.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 141-83(C)(2)(c) – minimum rear yard setback: 25 feet required; 8.4 feet existing and proposed (existing non-conformity); and
2. Section 141-87(A)(2)(m) – minimum number of parking spaces: 398 spaces required; 35 spaces existing; 39 spaces proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on December 9, 2025 at 6:30 p.m. in-person at the Pennsauken Township Municipal Building, 2400 Merchantville Avenue, Second Floor, Public Meeting Room, Pennsauken, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Pennsauken Township Municipal Building, 2400 Merchantville Avenue, Pennsauken, NJ 08110, and is available for public inspection during regular business hours.
