PUBLIC NOTICE
Please take notice that Keith Williams ("Applicant") has filed an application for development with the Haddon Township Planning/Zoning Board ("Board") regarding real property located at 211 Fern Avenue and designated as Block 29.10, Lot 38 on the municipal tax map. The Applicant seeks variance approval to construct an addition to the rear of the existing home.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 142-37.B.4 –minimum lot area: 10,000 sf required; 7,014 sf existing and proposed;
2. Section 142-37.B.4 - minimum lot width: 75' required; 56.25' existing and proposed;
3. Section 142-37.B.4 - minimum lot frontage: 75' required; 56.25' existing and proposed;
4. Section 142-37.B.4 - minimum side yard setback: 10' required; 5.2' existing and proposed; and
5. Section 142-37.B.4 - minimum combined side yard setback: 25' required; 11.5' existing and proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 6, 2026 at 7:30 p.m. at an in-person meeting in the Haddon Township Municipal Building, meeting room, second floor, located at 135 Haddon Avenue, Haddon Township, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at the Haddon Township Annex Building, 135 Haddon Avenue, Haddon Township, New Jersey 08108 and is available for public inspection during regular business hours.
