NOTICE TO INTERESTED PERSONS AND PROPERTY OWNERS WITHIN 200 FEET OF BLOCK 35, LOTS 1220-1226, 1317-1323, 1212-1219 & 1324-1331, BERKELEY TOWNSHIP, OCEAN COUNTY, NEW JERSEY PLEASE TAKE NOTICE, that on January 15, 2026, at 6 P.M. or as soon as the application may be heard, at the Berkeley Township Municipal Offices, 627 Pinewald-Keswick Road, Bayville, New Jersey 08721, the Berkeley Township Planning Board will hold a hearing on the application of the undersigned at which time and place all interested persons will be given an opportunity to be heard. The site is located in the Manitou Park Rehabilitation Planned District of the R100/SSW Zone and includes the New Hope Baptist Church (171 11th Street). The Applicant is seeking minor subdivision approval to subdivide existing Block 35, Lots 1220-1226 and 1317-1323 and a proposed vacated portion of Second Avenue to create 3 new lots (New Lots 1220.01, 1220.02 & 1220.03). The Applicant will require the following variances: (a) variance for New Lot 1220.01 permitting a minimum side yard setback of 5 feet where 10 feet is required; (b) variance for New Lot 1220.02 permitting a minimum side yard setback of 5 feet where 10 feet is required. The Applicant is also seeking minor site plan approval to relocate the parking for the existing church. The site plan for the church includes Block 35, New Lot 1220.03 and Block 35, Lots 1212-1219 and 1324-1331. The proposed site improvements include a 20 ft wide access drive, 25 paved parking spaces, an aluminum accessible ramp, grading, stormwater drainage, and the relocation of one of the site identification signs. The proposed site improvements extend onto property owned by Berkeley Township. Additional variances or design waivers may be required based upon the interpretation of the ordinance or requested changes in the plans by the Planning Board.
