PUBLIC NOTICE
Please take notice that Rebar Lawnside LLC ("Applicant") has filed an application for development with the Borough of Lawnside Zoning Board of Adjustment ("Board") regarding real property located at 156 Warwick Road, and designated as Block 1211, Lot 5 on the municipal tax map. The property is located in the B-A zoning district, where residential units on the first floor are not permitted. The Applicant is seeking a use variance and minor site plan approval to permit the Applicant to remodel the existing 2-story building to provide a total of 11 residential apartments, including apartments on the first and second floors, together with associated site improvements including a new parking area.
The Applicant also seeks the following variances:
1. Section 96-76(B)(2) requires a minimum front yard setback of 20 ft. The current front yard setback is 6.2 ft. No change is proposed.
2. Section 96-76(B)(2) requires a minimum side yard setback of 8.5 ft is required. The current side yard setback is 12.8 ft. No change is proposed.
3. Section 96-91 does not permit stairways on the front or side of any building. Stairways presently exist on the sides of the building. The stairs are proposed to remain.
The Applicant is requesting any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, and other approvals and permits reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff prior to or at any public hearing on this application.
PLEASE TAKE FURTHER NOTICE a remote public hearing will be conducted on January 27, 2026 before the Borough of Lawnside Zoning Board of Adjustment in connection with this application by way of a Zoom Webinar rather than an "in-person" meeting. The remote public hearing will begin at 7:00 p.m. on January 27, 2026.
PLEASE TAKE FURTHER NOTICE that members of the public will have full access to the meeting/hearing, and will also be able to give public comment, present objections, and/or cross-examine witnesses on the application being heard by the Board.
In order to access the remote public hearing, you should go to the Borough Website for meeting details: https://www.lawnside.net. The Borough typically utilizes Zoom for its remote public hearings. On the date of the hearing, there will be a link on the Borough website to connect to the remote Planning Board hearing.
