NOTICE OF IN-PERSON MEETING
ZONING BOARD OF ADJUSTMENT
BOROUGH OF PALISADES PARK
PLEASE TAKE NOTICE that the Borough of Palisades Park Zoning Board of Adjustment (the "Board") will hold an in-person Meeting on Monday, March 16, 2026 convening at 7:00 pm at the Palisades Park Municipal Building at 275 Broad Avenue, Palisades Park, New Jersey, 07650, to hear 550 Bergen, LLC's application for preliminary and final major site plan approval and variance relief to permit the use of the property as a multi-family residential building consisting of thirty-four (34) units at 550 Bergen Boulevard, Block 416, Lot 3 on the Tax Map of the Borough of Palisades Park (the "Property"). The Property is situated in the M-C District per the Zoning Ordinance of the Borough of Palisades Park.
As to the multi-family residential building, on the lobby/garage level, there will be two (2) three-bedroom units, for a total of two (2) units. On the first floor, there will be one (1) affordable housing studio, two (2) one-bedroom units, four (4) two-bedroom units, and one (1) two-bedroom affordable housing unit, for a total of eight (8) units on the first floor. On the second through fourth floors, there will three (3) one-bedroom units, four (4) two-bedroom units and one (1) two-bedroom affordable housing unit, for a total of eight (8) units on each of the floors 2-4.
The total breakdown of the thirty-four (34) units will be:
(i) eleven (11) one-bedroom units, sixteen (16) two-bedroom units, and two (2) three-bedroom units (totaling twenty-nine (29) market rate units).
(ii) one (1) affordable housing studio and four (4) affordable housing two-bedroom units (totaling five (5) affordable housing units).
The Zoning Board of Adjustment approved a residential building, containing forty (40) market rate units, at the Property on April 19, 2021. In connection with the prior approval, the Zoning Board of Adjustment granted variance relief, including a use variance pursuant to N.J.S.A. 40:55D-70(d)(1), and bulk variances. The variances, in accordance with Palisades Park Zoning Ordinance, 300 Attachment 3, Schedule II, previously approved in connection with the forty (40) market rate units will be continued. These variances are as follows:
(i) minimum front yard, as 15 feet is required;
1 foot to below grade parking deck, 16.2 feet to ground level, and 10.8 feet to floors above proposed;
(ii) minimum side yard, as one side yard of 10 feet is required, both side yards of 20 feet required;
(a) one side yard- .4 feet is proposed/ both side yards - 2.4 feet to parking deck proposed;
(b) one side yard- 10 feet is proposed/both side yards- 20.4 feet to floors above proposed;
(iii) minimum rear yard, as 15 feet is required;
1 foot to parking deck is proposed, and 15 feet to floors above proposed;
(iv) maximum building height, as 3 stories and 35 feet is permitted;
5 stories and 65.75 feet proposed; and
(v) maximum building coverage, as 50% is permitted;
94% proposed.
A use variance pursuant to N.J.S.A. 40:55D-70d(1), was also granted, as the prior applicant proposed a residential building in the M-C District, where office, warehouse, government, and selected businesses are permitted as set forth in 300 Attachment 1, Schedule of District Use Regulations.
In addition, the Applicant will request any and all variances, waivers, exceptions, interpretations and/or incidental relief from the requirements of the Zoning Ordinance of the Borough of Palisades Park that may be required by the Board or its professionals during the review of the application. A copy of the application and all supporting materials is on file with the Zoning Board and may be inspected in the office of the Clerk located in the Municipal Building, 275 Broad Avenue, Palisades Park.
