City of Buckeye
NOTICE IS HEREBY GIVEN that the City of Buckeye City Council will hold a public hearing on Tuesday, April 7, 2026, to be held at the City Council Chambers, located at 530 E Monroe Avenue at 6:00 p.m., for the purpose of hearing all persons for or against the following request:
Case No. PLZZ-23-00016 by Alan Beaudoin, Norris Design for a zoning map amendment of 2,271.06 acres from City of Buckeye Light Industrial (I-1 309.5 acres), City of Buckeye Rural Residential (RR 40.0 acres), and Maricopa County Rural 43 (RU 43 1921.56 acres) to Community Master Plan (2,271.06 acres) within the City of Buckeye. A CMP creates a base zoning district where all land uses, development standards, performance standards, and general development provisions are provided within a project narrative. The project narrative is used to implement the zoning intent and administered by the City of Buckeye. Land uses proposed within the Grand View Arizona CMP include an emphasis on employment, industrial and then supported by retail, mixed density residential, and public facility uses. Development standards include building heights, setbacks, parking requirements, and other provisions that guide the future development proposal. The CMP performance standards provide provisions that are intended to manage potential land use conflicts between uses such as buffer area requirements.
The property is generally located between Dean Road on the west, Broadway Road on the north, Jackrabbit Trail on the east, and MC 85 on the south. A portion of Sections 25, 29, 30, and 36, Township 1 North, Range 2 West of the Gila and Salt River Meridian, Maricopa County, Arizona.
