PUBLIC NOTICE
Please take notice that Haddonfield Friends School ("Applicant") has filed an application for development with the Borough of Haddonfield Planning Board ("Board") regarding real property located at 47 North Haddon Avenue and designated as block 15, lot 5 on the municipal tax map. The Property is approximately 1.21 acres and is currently improved with a two-story building used as the Haddonfield Friends School, which has been on the Property for many years. The property is in the R-2 zoning district an. A private school, grade K though 8, is not a permitted use in this zoning district, nor is a permitted conditional use in this district. However, the school is an existing use in this district and no change in its use is proposed.
The Applicant seeks minor site plan approval for proposed improvements to the existing 2-story building. While the majority of the proposed work is to the building, site improvements include rehabilitation of front porches, replacement of a fire escape, repair of brick terrace and walkways throughout the site, replacement of cracked concrete and the installation of on-site roof drainage.
The Applicant seeks approval of the following variances under the municipal land use ordinances:
1. Section 135-27 D.(2)(a) requires a minimum front yard setback of 40'. The existing front yard setback on Haddon Avenue is 18.2'. Existing Non-Conformity. No change is proposed;
2. Section 135-27 D.(2)(a) requires a minimum front yard setback of 40'. The existing front yard setback on Lake Street is 16.1'. Existing Non-Conformity. No change is proposed;
3. Section 135-27D(4)(b) permits a maximum impervious coverage of 25%. The existing impervious coverage is 38.2%. The proposed improvements will reduce the impervious coverage to 38.1%.
4. Section 135-27 D.(2)(b) requires a minimum side yard setback for principal structures of 18'. The current side yard setback is 15.1'. Existing Non-Conformity. No change is proposed
5. Section 135-27 D.(4)(a) permits a maximum building coverage of 15%. The existing building coverage is 16.95%. Existing Non-Conformity. No change is proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on March 31, 2026 at 7:30 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application.
