LITTLE FALLS TOWNSHIP PLANNING AND ZONING BOARD
PLEASE TAKE NOTICE that in accordance with the requirements of the Little Falls Township Ordinances and New Jersey Municipal Land Use Law N.J.S.A. 40:55D-12, you are hereby notified that Raaz Dispensary LLC has applied to the Little Falls Township Planning and Zoning Board for approval of a conditional use and variances; specifically to operate a private, secure, delivery-only cannabis warehouse facility at the property located at the former "Liberty Travel" building at 620-640 Rt. 46 West, Block 203, Lot 1 on the tax maps of the Township of Little Falls. This building will not be open to the public. The business will conduct fully licensed delivery of legal cannabis items after a fully online transaction. All deliveries will be made in accordance with the laws pertaining to cannabis delivery. The board will contemplate a threshold decision of whether to consider this application, in the light of decisions made on a prior application to operate a full retail dispensary open to the public. This application includes an application for a small addition to the existing structure to allow for an additional secure entry point for wholesale delivery and will include the erection of a 6-foot security fence in compliance with township requirements. PLEASE TAKE FURTHER NOTICE that the Applicant is requesting the following variances: D(1) use variance given the pre-existing condition of three principal buildings on the lot and permission to have more than one principal building and more than one primary use on the property which is occupied by several other structures and businesses in separate structures. Applicant is seeking D(3) Conditional Use Variances as needed, which may include a parking variance, and variances for the following: a new rear delivery entrance. It is the position of the applicant that no variance is needed from the towns 500' ordinance, given the fact that these businesses are not similar and a prior warehouse-style business was previously approved by this board. If the board deems it applicable, Raaz will request a variance. The Applicant is also requesting variances if required for pre-existing conditions of min. lot depth, front yard setback, min. side yard setback (one), and min rear yard setback, along with max curb cut length and min. parking setback, and building coverage percentage, existing signage non-conformities including a wall mounted sign extending beyond the roof line, roof-mounted signage, and a freestanding (non-monument sign), (all to be revised in accordance with the submitted plan), along with any other variances, waivers, additional exceptions, sign variances, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, other approvals reflected on the plans and all documents submitted prior to the hearing (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff, and permits requested or required by the Planning / Zoning Board at the public hearing, this includes, but is not limited to, any deviation in measurement requirements, setbacks, proximities, or other measurements that may come to the attention of the filer prior to the public hearing. Variance requests may also include bulk "c" relief and signage variances consistent with the existent non-conformities which will be placed on the record after presenting a plan to the town at the stated hearing and a redesign of pre-existing signage. PLEASE TAKE FURTHER NOTICE that a public hearing on the Application has been scheduled to be heard before the Planning / Zoning Board on June 4, 2026 at 7:00 p.m. in Town Hall located at 225 Main Street, Little Falls New Jersey, 07424. The meeting may also be broadcast via live stream on the Township's website. Please note that the livestream is not interactive and you will not be able to participate in the meeting in this format. Once there, click on the link of the meeting you wish to watch. Copies of all Applications, plans and supporting documents will be available for public inspection at least (10) days prior to the public hearing at the Building Department located within the town hall located at 225 Main Street, Little Falls, New Jersey.
