PUBLIC NOTICE
FLORENCE TOWNSHIP ZONING BOARD
The applicant, Singularity AEC LLC, has applied to the Township of
Florence Zoning Board of Adjustment under Application No. ZB 2026-03, to grant variances or exceptions to the Zoning Ordinance as applied to premises situated at 45–49 Main Street, Roebling, New Jersey and shown as Block 136, Lot 15.02. The premises are owned by M Start Services LLC and located in a RC Zone.
Applicant seeks relief from use variance 93-227 to allow four apartments where a leather furniture factory previously existed.
Applicant further seeks relief from parking variance 91-237 to allow off street parking of 5 spaces at 9 feet by 18 feet which is less than the required 10 feet by 20 feet and overall less than required spaces. One of the parking spaces will be designated as the location for a dumpster.
Also, applicant seeks relief for any other variances as may be required.
The date of the public hearing on the application has been scheduled for Thursday, June 4, 2026, at 7:30 p.m. in the Florence Township Municipal Complex, 711 Broad Street, Florence, New Jersey 08518.
The application and plans are on file in the Office of the Zoning Board of Adjustment and available for public inspection during normal business hours or by viewing on the township's website: www.florence-nj.gov.
