PLEASE TAKE NOTICE that the applicant, New York SMSA Limited Partnership d/b/a Verizon Wireless ("Applicant"), the contract lessee of a portion of the property located at 125 New Road, Township of South Brunswick, New Jersey, also known as Block 96, Lot 143.01 on the Tax Assessment Map (hereafter referred to as the "Property"), has made application to the South Brunswick Zoning Board of Adjustment for use variance, bulk variance and preliminary and final site plan approval, with design waivers, to install a FCC licensed wireless telecommunication facility on the Property. The Property is currently occupied by the Kendall Park Volunteer Firehouse and parking lot. The Applicant's proposed wireless telecommunication facility will be installed behind the Firehouse parking lot and will include, but is not limited to, a 125 foot tall monopole (i.e., 132 feet tall as measured to the proposed monopole lightning rod) with twelve panel antennas and 8 remote radioheads attached thereto at an antenna centerline height of 120 feet, as well as space for future colocation. In addition, the Applicant is proposing a new 50 foot-2 inch x 27 foot fenced multi-carrier equipment compound on the ground around the monopole within which the Applicant is proposing 3 equipment cabinets, a 30 KW diesel back-up generator and utility appurtenances on a 10 foot x 26 concrete pad along with a 10 foot tall canopy above the concrete pad and a 10 foot tall cable bridge which will connect the equipment cabinets to the monopole. Two GPS antennas will also be installed on the cable bridge at a height of 12 feet. An existing firehouse shed will need to be relocated on-site to make room for the proposed fenced ground compound.
The Property is located within the PL Public Land Zone and the Applicant is requesting two (2) use variances per N.J.S.A. 40:55D-70d(1) since wireless telecommunication facilities are not permitted in the PL Zone per the South Brunswick Zoning Ordinance and to allow two principal uses on the Property consisting of the existing firehouse and the Applicant's proposed wireless telecommunication facility. A height variance pursuant to N.J.S.A. 40:55D-70d(6) is also required since the maximum permitted height in the PL Zone is 50 feet and the proposed monopole will reach a height of 125 feet (i.e., 132 feet as measured to the proposed lighting rod). In addition, the Applicant requests the following variance relief per N.J.S.A. 40:55D-70c: (1) a minimum side yard setback variance since 25 feet is required and 7 feet is proposed to the fenced equipment compound. The Applicant also requests the following design waivers/variances: (1) the proposed gravel access drive to the proposed equipment compound is 12 feet wide whereas a minimum width of 25 feet is required for a two-way aisle; (2) permanent curbing or well stops is required for all parking stalls and the existing firehouse parking spaces are non-compliant as well as the one additional parking spot that is proposed by the Applicant near the compound; (3) no fire protection plan is provided; and (4) to install the proposed wireless telecommunications facility within the 100 foot buffer area from the R-1 Residential Zone line to the south. . Finally, the Applicant requests any additional approvals, variances, waivers, exceptions or any other relief which may be deemed necessary upon review of the application by the Zoning Board of Adjustment.
A public hearing to consider and take action on this application will be held by the Township of South Brunswick Zoning Board of Adjustment on June 18, 2026 at 7:30 p.m. within the Main Meeting Room of the Municipal Building located at 540 Ridge Road, Monmouth Junction, N.J. 08852. All documents relating to this application will be available for public review at least ten (10) days prior to the aforesaid meeting during regular business hours in the office of the Zoning Board of Adjustment Secretary located in the Municipal Building at 540 Ridge Road, Monmouth Junction, N.J. 08852.
