PUBLIC NOTICE Please be advised that on Monday, July 13, 2026 at 7:00 p.m. at the Upper Deerfield Township Municipal Building, 1325 Highway 77, Seabrook, County of Cumberland in the State of New Jersey, the Planning/Zoning Board will hold a public hearing on the application of Eduardo Espinoza/2XE Real Estate LLC, at which time and place all interested persons will be given the opportunity to be heard. The subject property is 3,805 square feet in size, located in the rear of 892 North Pearl Street in Upper Deerfield Township, in the "B-3" Business zoning district, and is known as Tax Block 1901 Lot 17. The applicant is seeking a minor site plan approval for continued use of the subject property ancillary to a restaurant in the City of Bridgeton (which has already approved its portion of the site plan). The applicant is also seeking bulk variances for the continuation of existing nonconforming lot size (3,805 square feet where 2 acres is required) and lot width (150.06 feet where 200 feet is required), along with any and all other variances and waivers that may be required and granted by the Board.
