Public Notice NOTICE OF PUBLIC HEARING (VIRTUAL PUBLIC HEARING) ZONING BOARD OF ADJUSTMENT CITY OF ENGLEWOOD PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the City of Englewood will hold a virtual public hearing at a regular meeting of the Zoning Board of Adjustment on Tuesday, August 4, 2026 at 8:00 p.m. or as soon thereafter to review and take formal action upon the application for DHS Management, LLC (the "Applicant") with respect to property located at 61, 63, 71 and 75 Grand Avenue (Grand Avenue & Tracey Place), Englewood, New Jersey 07631 and being designated as Block 2703, Lot 9.01 (formerly Lots 9, 10, 11 and 12) located in the SBD - Service Business District. The applicant is seeking an amended or revised preliminary and final site plan approval along with a request for an extension of a previously approved "d" use variance for a residential use in the SBD-Service Business District (from Section 250-67B of the Englewood Code). The Applicant received Approvals from the Zoning Board on October 26, 2018 to construct a five-story multi-family residential, sixty-four (64) unit building with ground floor retail space. A resolution of approval was adopted December 6, 2018 and resolutions for extensions were adopted on October 17, 2019 and October 19, 2023. Since that time, additional permits and approvals from other government entities were required and approved. In addition, the Applicant will request any and all variances, waivers, exceptions, de minimis exceptions, interpretations and/or incidental relief from the requirements of the Land Use Ordinance of the City of Englewood that may be required by the Board or its professionals during the review of the application. The Board is utilizing the Zoom meetings program, a cloud platform for video and audio conferencing across mobile devises, desktops, laptops and telephones, to conduct regular meetings in compliance with the New Jersey Open Public Meetings Act.
