TOWNSHIP OF CINNAMINSON
ZONING BOARD OF ADJUSTMENT
Please take notice that on the 5th day of November, 2025, at 6:30 p.m., or as soon thereafter as the application can be heard, a public hearing will be held before the Zoning Board of Adjustment of the Township of Cinnaminson at the Cinnaminson Township Municipal Building, located at 1621 Riverton Road, Cinnaminson, New Jersey on the application of development by the undersigned for a property located at 2414 Branch Pike, Block 2206, Lot 41 within the Township's R-2A Zoning District for a variance from the requirements of the Zoning Ordinance § 525-24 (C) to permit the construction of a 19.5'x7' (137 s/f) front porch to the existing dwelling. If approved as noted on the submitted plans,the front yard setback will be reduced from a preexisting, non-conforming setback of twenty-one (21) feet to fourteen (14) feet where a forty (40)
foot front yard setback is required. In addition, relief is sought for any other variances or waivers deemed necessary by the Board or its professionals during the course of this application.
When the case is called, any interested party may participate therein in accordance with the rules of the Zoning Board of Adjustment to include providing comment, offering exhibits, and otherwise exercising the rights given to them under the Municipal Land Use Law.
This notice is a continuing notice since the application could be postponed or adjourned to another date by the Board without any additional written notice being required. Any such adjournment would be announced at the scheduled hearing. Application documents and maps are on file in the Planning & Zoning office and are available for public inspection during normal business hours for at least ten (10) days prior to the hearing date by contacting Lori Neely, 856-829-6000 x 2311, Ineely@cinnaminsonnj.org
Anyone wishing to make a statement or offer evidence concerning this application must appear in person at the hearing or through an attorney or agent. The Board cannot accept petitions or letters, and must rely on live testimony.
