Rockaway Township Public Hearing Notice
A 14 ft. x 20 ft. barn is proposed in Rockaway Twp., Block 60001, Lot 7.
It includes leveling a 4,113 sq. ft. area. No utilities or plumbing are proposed.
A hearing is being heard by the Morris County Agricultural Development Board, held remotely over the internet, scheduled for November 18, 2025 at 7:30 pm. Remote meeting login information will be posted on the Ag Board website prior to the meeting at:

A barn is a permitted use in the Rockaway R-5AC zone, and the lot is assessed as a commercial farm. Waivers from municipal zoning codes are as follows:
The municipal code requires road frontage on a public road. The lot does not have public road frontage. A waiver from the municipal code is sought.
The proposed barn is considered a "principal structure."
The municipal code requires a 50-feet side yard setback for a primary structure. In order to minimize the lot disturbance, the proposed side yard setback for the proposed barn is 31.7-feet.

The municipal code requires a soil disturbance permit to disturb or import more than 100 cu. yds. of dirt. 300 cu. yds. of rocks and fill must be imported to level the barn site. If the proposed barn plan were filed with the municipal planning board, a soil disturbance permit is required.

The barn plan is exempt from a Morris County Soil Erosion and Sediment Plan Permit because the disturbance is less than 5,000 sq. ft.
