STATE OF MISSISSIPPI COUNTY OF HINDS NOTICE OF SUBSTITUTED TRUSTEE'S SALE WHEREAS, DALPHINEY BELL, 2005 Smallwood Drive, Jackson, Mississippi 39212, executed and delivered a certain Promissory Note dated April 30, 2014, for Forty-six Thousand Five Hundred and 00/100 Dollars ($46,500.00) payable to DTH REO, Inc.; and WHEREAS, as security for said note, DALPHINEY BELL, 2005 Smallwood Drive, Jackson, Mississippi 39212 executed and delivered a Deed of Trust to CHRISTOPHER E. KELLEY as Trustee, with DTH REO, Inc., as Beneficiary, said Deed of Trust being dated May 2, 2014, and recorded in Deed of Trust Book 7163, at page 520 of the Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi, bearing Instrument No. 1448395; and WHEREAS, said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named therein, and DTH REO, Inc., acting by and through DAVID A. BUTTROSS II, Its PRESIDENT, as the holder of the note did appoint Russell S. Manning of Biloxi, Mississippi to be Trustee under said Deed of Trust in place and instead of Christopher E. Kelley, with all powers and duties of the original trustee, said appointment of Substituted Trustee dated July 25, 2025, which appears of record in Book 7324, pages 5318-5320, Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi, bearing Instrument No. 1912431; and WHEREAS, said DALPHINEY BELL has defaulted in the terms of said Note and Deed of Trust by failing to make payments therein as specified and failing to pay the interest thereon, and under the terms of said Note and Deed of Trust the entire amount of said indebtedness is declared due and payable; and WHEREAS, said DTH REO, Inc., has demanded that the same be foreclosed in the manner provided therein so as to satisfy the indebtedness thereby secured; and WHEREAS, said Deed of Trust provided for the sale of said property at the North front door of the Hinds County Courthouse (First Judicial District), Jackson, Mississippi; NOW THEREFORE, I, Russell S. Manning, Substituted Trustee, as aforesaid, will on October 1, 2025, offer for sale and sell during the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the North front door of the Hinds County Courthouse (First Judicial District) Jackson, Mississippi, at public outcry, to the highest bidder for cash, the following described property, together with the appurtenances and improvements thereunto belonging, or in any wise appertaining, lying and being situated in Hinds County, Mississippi, and being more particularly described as follows, to-wit: Lot 22, Block 4, Woodville Heights, Part 7, a subdivision to the map or plat thereof which is on file and of record in the Office of the Chancery Clerk at Jackson Mississippi in Plat Book 20, Page 19, reference to which is hereby made. The above being the identical property described in the foregoing Deed of Trust as described therein. The title to the above property is believed to be good; however, I will convey only such title as is vested in me under the terms and conditions of the aforementioned Deed of Trust.
