NOTICE OF SUBSTITUTED TRUSTEE'S SALE
SUBSTITUTED TRUSTEE: RUSSELL S. MANNING
WHEREAS, ANJELICA JACKSON executed and delivered a certain Promissory Note dated April 17, 2019, for Twenty Thousand, Four Hundred Fifty and 00/100 Dollars ($20,450.00) payable to DTH REO, Inc., a Texas Corporation; and
WHEREAS, as security for said note, ANJELICA JACKSON executed and delivered a Deed of Trust to David A. Buttross II, Youssef Lahlou, Regina Buttross, or David Howell as Trustees, with DTH REO, Inc., as Beneficiary, said Deed of Trust being dated April 17, 2019, and recorded in Book 7260, page 6920 of the Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi; and
WHEREAS, said Deed of Trust provides that the beneficiary of the Deed of Trust may appoint any other person or succession of persons to act as trustee therein with said substituted trustee to have all the powers as vested in the original trustee.
WHEREAS, said Deed of Trust authorized the appointment and substitution of another Trustee in the place of the Trustee named therein, and DTH REO, Inc., a Texas Corporation, acting by and through David Buttross, its President, as the holder of the note did appoint RUSSELL S. MANNING of Biloxi, Mississippi to be Trustee under said Deed of Trust in place and instead of with all powers and duties of the original trustee, said appointment of Substituted Trustee dated July 26, 2024, which appears of record in Book 7309, pages 9542-9543, Records of Mortgages and Deeds of Trust on Land of Hinds County, Mississippi, First Judicial District, bearing Instrument No. 1875304; and
WHEREAS, said ANJELICA JACKSON has defaulted in the terms of said Note and Deed of Trust by failing to make payments therein as specified and failing to pay the interest thereon, and under the terms of said Note and Deed of Trust the entire amount of said indebtedness is declared due and payable; and
WHEREAS, said DTH REO, Inc., a Texas Corporation, has demanded that the same be foreclosed in the manner provided therein so as to satisfy the indebtedness thereby secured; and
WHEREAS, said Deed of Trust provided for the sale of said property at the main front door of the Courthouse of Hinds County, Mississippi, First Judicial District;
NOW THEREFORE, I, RUSSELL S. MANNING, Substituted Trustee, as aforesaid, will on July 31, 2026, offer for sale and sell during the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the main front door of the County Courthouse of Hinds County, Mississippi, First Judicial District, at public outcry, to the highest bidder for cash, the following described property, together with the appurtenances and improvements thereunto belonging, or in any wise appertaining, lying and being situated in Hinds County, Mississippi, First Judicial District, and being more particularly described as follows, to-wit:
Lot 13 of Block 5 of SLIGO HIGHLAND, A SUBDIVISION according to the Map of plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Plat Book 5519 at page 473, reference to which is hereby made in aid of and as part of this description.
The above being the identical property described in the foregoing Deed of Trust as described therein.
The title to the above property is believed to be good; however, I will convey only such title as is vested in me under the terms and conditions of the aforementioned Deed of Trust.
