SUBSTITUTE TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF FORREST
WHEREAS, on the 13th day of April, 2018, David Myers executed a Deed of Trust to Nicole T. Lewellyn, Trustee for the benefit of PriorityOne Bank, said Deed of Trust is recorded in Deed of Trust Book 2171 at Page 264 in the Office of the Chancery Clerk of Forrest County, Mississippi;
WHEREAS, the aforesaid PriorityOne Bank, the holder of said Deed of Trust and the promissory note secured thereby, substituted Derek A. Henderson as Trustee therein as authorized by the terms thereof, by instrument dated January 2, 2026 and recorded on January 13, 2026, in the Office of the Chancery Clerk of Forrest County, Mississippi, in Book 2616 at Page 347;
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, PriorityOne Bank, having requested the undersigned Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Trustee's fees and expenses of sale; and
NOW, THEREFORE, I, DEREK A. HENDERSON, TRUSTEE, in said Deed of Trust, will on the 27th day of February, 2026 offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the Northeast Front Door of the Paul B. Johnson, Jr. Chancery Building, at Hattiesburg, Mississippi, the following described property situated and lying in Forrest County, Mississippi, to-wit:
A part and parcel of the SW 1/4 of the SE 1/4 of Section 14, Township 5 North, Range 14 West, Forrest County, Mississippi, lying and being North of the Rawls Springs-Lux Road and South and West of Bouie River and being more particularly described as commencing at the Northwest corner of the SW 1/4 of the SE 1/4 of said Section 14, Township 5 North, Range 14 West, Forrest County, Mississippi, and run thence East on and along the North line of the SW 1/4 of the SE 1/4 for 100.00 feet to and for the Point of Beginning; thence from this Point of Beginning continue East along the North line of the SW 1/4 of the SE 1/4 for 460.00 feet to the Southwest bank of the Bouie River; thence run Southeasterly and Northeasterly along the bank of the Bouie River for 637.8 feet; thence run South for 310.00 feet to the Northwest margin line of the Rawls Springs-Lux Road; thence run Southwesterly along the Northwest margin of the Rawls Springs-Lux Road for 848.58 feet; thence run North for 190.00 feet; thence run West for 100.00 feet; thence run North for 365.00 feet back to the Point of Beginning; said parcel of land is part of the SW 1/4 of the S/E 1/4 of Section 14, Township 5 North, Range 14 West, Forrest County, Mississippi, and contains 7.90 acres, more or less.
I WILL CONVEY ONLY such title as is vested in me as Substituted Trustee without warranty whether expressed or implied.
