SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS 1ST
WHEREAS, on the 30th day of October, 1998, Kelsey T. Jenkins, a single person, executed and delivered a certain Deed of Trust unto Charles A. Myers, Trustee for Realty Mortgage Corporation, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 5020 at Page 144 Instrument# 549241; and
WHEREAS, on the 18th day of January, 2011, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Book 7115 at Page 2706 Instrument# 1283631; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Alliance Mortgage Company by instrument recorded in the office of the aforesaid Chancery Clerk in Book 5557 at Page 954 Instrument# 753413; and
WHEREAS, on the 3rd day of October, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7325 at Page 6973 Instrument# 1932211; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 5th day of December, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit:
Lot 8, Block J, Canton Avenue Estates, Part 8-A, a subdivision according to the map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Plat Book 22 at Page 38, reference to which is hereby made. The funds derived from the indebtedness secured by this Deed of Trust have been used entirely to pay the seller all or part of the purchase price of the property described above.
I will only convey such title as is vested in me as Substitute Trustee.
