SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on September 29, 2023, Bonnie Jean Johnson a/k/a Bonnie Johnson, a single woman, Londin Tyra Mckenzie, a single woman, and Tara Mckenzie, a single woman, executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, as Lender, which is recorded in Book 647 at Page 1895 in the office of the Chancery Clerk of the Second Judicial District of Hinds County, Mississippi; and
WHEREAS, 21st Mortgage Corporation appointed and substituted Andrew R. Wilson as Trustee under the Deed of Trust pursuant to a Substitution of Trustee recorded in Book 649 at Page 5115, as corrected by Scrivener's Affidavit recorded in Book 807 at page 690, in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, 21st Mortgage Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with Trustee's fees, attorneys' fees, and expenses of sale.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on January 7, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 A.M. and 4 P.M.) at the southwest front steps of the Hinds County Courthouse (Second Judicial District) in Raymond, Mississippi, the following described property together with all improvements thereon situated, being the same property described in the Deed of Trust:
Commencing at the Northwest corner of the Northwest Quarter of the Southwest Quarter (NW1/4 SW1/4) of Section 19, Township 5 North, Range 3 West, Hinds County, Mississippi; thence South 330 feet to a 3/4" iron found on the Eastern right-of-way of Military Road, point being the Point of Beginning; thence N 89 degrees 57 minutes 00 seconds E, 424.57 feet; thence S 01 degrees 24 minutes 13 seconds E, 239.63 feet; thence S 89 degrees 57 minutes 00 seconds W, 221.69 feet; thence North 73.21, feet; thence S 89 degrees 57 minutes 00 seconds W 208.75, feet to the aforementioned Eastern right-of-way of Military Road; thence along said right-of-way, North 166.35 feet to the POINT OF BEGINNING, containing 2.0 acres, more or less.
Subject to a perpetual easement recorded in Book 453 at Page 534 in the land records of Hinds County, Mississippi.
And the following mobile home affixed to the above-described property: Make: Hamilton; Year: 2024; Model: 147632CR; Serial Number: HH23AL18656.
I WILL CONVEY only such title as is vested in me as Substituted Trustee.
