SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF MADISON
WHEREAS, on the 1st day of August, 2018, Carlos Richardson, and Terri Richardson, Husband and Wife, executed and delivered a certain Deed of Trust unto The Security Title Guarantee Corporation of Baltimore, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Madison County, Mississippi in Book 3631 at Page 912 Instrument# 844543; and
WHEREAS, on the 14th day of June, 2022, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Book 4222 at Page 724 Instrument# 959078; and
WHEREAS, on the 8th day of August, 2019, Mortgage Electronic Registration Systems, Inc., ("MERS"), as beneficiary, as nominee for Mortgage Research Center, LLC DBA Veterans United Home Loans, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3753 at Page 135 Instrument# 870049; and
WHEREAS, on the 21st day of December, 2022 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4289 at Page 175 Instrument# 974138; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 5th day of February, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the Courthouse door - front entrance Circuit Courthouse, 128 W. North Street at Canton, Mississippi, for cash to the highest bidder, the following described land and property situated in Madison County, Mississippi, to-wit:
Lot 12, Greenbrook, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Madison County at Canton, Mississippi, in Plat Cabinet B at Slot 24, reference to which is hereby made in aid of and as a part of this description.
I will only convey such title as is vested in me as Substitute Trustee.
