SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on October 5, 2010, Bettye B. Adams executed a Deed of Trust to J. Patrick Caldwell, as Trustee for the benefit of BancorpSouth Bank, now The Huntington National Bank as successor by merger to Cadence Bank, which is recorded in Book 2595 at Page 795 as Instrument No. 632794 in the office of the Chancery Clerk of Madison County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded in Book 4660 at Page 646 as Instrument No. 1048163 in the office of the Chancery Clerk of Madison County, Mississippi; and WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and The Huntington National Bank, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust. NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on June 16, 2026, within legal hours (between 11:00 a.m. and 4:00 p.m.), at the south door of the Madison County Courthouse in Canton, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in Madison County, Mississippi, being the same property described in the Deed of Trust: Lot Eighty-three (83), Beaver Creek, Part Four (4), a subdivision according to the map or plat thereof which is on file and of record in the office of the Chancery Clerk of Madison County at Canton, Mississippi, in Plat Book/Cabinet B at Page/Slide/Slot 83 thereof, reference to which is made in aid of and as a part of this description. And being the same property described in Special Warranty Deed recorded in Book 303 at Page 412. The property will be conveyed only as title is vested in the Substituted Trustee without warranty.
