SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 17, 2024, Vi-Sion Properties LLC executed a Deed of Trust to First Guaranty Title, Inc., as Trustee for the benefit of Archwest Funding, LLC, which is recorded in Book 7309 at Page 2956 as Instrument No. 1872369 in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, the Deed of Trust was assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as trustee for Determination Mortgage Trust, by instrument recorded in Book 7330 at Page 4234 as Instrument No. 1938184 in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded in Book 7332 at Page 8450 in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and U.S. Bank Trust National Association, not in its individual capacity but solely as trustee for Determination Mortgage Trust, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.
NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on June 23, 2026, within legal hours (between 11:00 a.m. and 4:00 p.m.), at the north front door of the Hinds County Courthouse (First Judicial District) in Jackson, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in the First Judicial District of Hinds County, Mississippi, being the same property described in the Deed of Trust:
Lot 14, Block 4, Greenfields Subdivision, a subdivision according to a map or plat thereof which is on file and of record in the Office of the Chancery Clerk of Hinds County, Mississippi in Plat Book 6 at Page 1, reference to which is hereby made in aid of and as a part of this description.
The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, and matters of record.
