YOU ARE HEREBY SUMMONED AND REQUIRED to serve upon STERN LAVINTHAL & FRANKENBERG LLC, plaintiff's attorneys, whose address is 103 Eisenhower Parkway - Suite 100, Roseland, New Jersey 07068, an Answer to the Complaint, filed in a civil action, in which NEW JERSEY HOUSING AND MORTGAGE FINANCE AGENCY is the plaintiff and RICHARD DEMAN, JR., ET AL. are the defendants, pending in the Superior Court of New Jersey, Chancery Division, Ocean County, and within thirty-five (35) days after 5/22/2026 or the date of this publication, whichever is later, exclusive of such date(s). If you fail to do so, judgment by default may be rendered against you for the relief demanded in the Complaint. You shall file your Answer and Proof of Service in duplicate with the Clerk of the Superior Court of New Jersey, Richard J. Hughes Justice Complex, 25 Market Street, Trenton, New Jersey 08625, in accordance with the rules of civil practice and procedure.
This action has been instituted for the purpose of (1) foreclosing a mortgage dated July 9, 2025 made by RICHARD DEMAN, JR. and FRANCES E. DEMAN to CMG MORTGAGE, INC. DBA CMG HOME LOANS, recorded on July 23, 2025 in the Office of the Ocean County Clerk/Register in Mortgage Book 20079, Page 1900. On 12/22/2025, said obligation and mortgage were assigned to NEW JERSEY HOUSING AND MORTGAGE FINANCE AGENCY by written assignment dated December 22, 2025 and of record on December 26, 2025 in the Office of the Clerk/Register of Ocean County in Assignment Book 20239, Page 192. 2) To recover possession of the lands and premises commonly known as 409 NAUTILUS BOULEVARD, FORKED RIVER (LACEY TOWNSHIP), NJ, 08731. Block 453, Lot 7 AND 8.

YOU, MRS. RICHARD DEMAN, JR., HIS WIFE, are made a party defendant to this foreclosure action because you are the spouse of the record owner of the mortgaged premises being foreclosed herein and may be liable for any right, title or interest you may have in, to or against said mortgaged premises.
YOU, FRANCES E. DEMAN, are made a party defendant to this foreclosure action because you are one of the record owners of the mortgaged premises and because you executed the obligation and mortgage being foreclosed herein and may be liable for any deficiency thereon, and for any right, title or interest you may have in, to or against said mortgaged premises.
YOU, MR. DEMAN, HUSBAND OF FRANCES E. DEMAN, are made a party defendant to this foreclosure action because you are the spouse of the record owner of the mortgaged premises being foreclosed herein and may be liable for any right, title or interest you may have in, to or against said mortgaged premises.
YOU, HEATHER DEMAN, are made a party defendant to this foreclosure action because you hold a lien that may affect the mortgaged premises and the mortgage is being foreclosed herein and you are entitled to notice of this action for any right, title, claim or interest you may have in, to or against said mortgaged premises.
