TO: SHIRLEY M. MENOKEN, her heirs, devisees and personal representatives and their or any of their successors in right, title and interest; FRANK MENOKEN, heir to Shirley M. Menoken; MR./MRS. MENOKEN, spouse of Frank Menoken and ALICIA D MENOKEN A/K/A BARNES ALICIA D
PLEASE TAKE NOTICE that an order made on the 30th day of April, 2026, the Superior Court fixed June 29, 2026 between the hours of nine o'clock in the forenoon and four o'clock in the afternoon, prevailing time, at the Office of the Tax Collector of the City of Camden located at City Hall Room 117, 520 Market Street, P.O. Box 95120, Camden, New Jersey, 08101 as the time and place when and where you may pay to the plaintiff the amount so found due for principal and interest on its certificate of tax sale as follows:
This action has been instituted for the purpose of foreclosing tax sale certificate #22-01430 dated October 25, 2022, made by the Collector of Taxes for the City of Camden, County of Camden and State of New Jersey, to Pine Valley Real Estate, LLC and recorded in the office of the Camden County Clerk/Register in mortgage book 12246, page 651. Most recent assignment recorded on January 7, 2025 in mortgage book 12731, page 31 and covers real estate located at 550 Trenton Ave, Camden, County of Camden and State of New Jersey known as Block 1431, Lot 26 on the tax duplicate of the City of Camden, and assessed to Shirley M. Menoken. Total amount required to redeem is $10,669.60, together with interest from February 25 2026, and costs.
And that unless, at the same time and place, you or one of you redeem by paying the aforesaid sum so found due to plaintiff, then you, and each of you shall be debarred and foreclosed of and from all right and equity of redemption of, in and to the lands and premises above set out and described in the complaint and every part thereof, and that the plaintiff be vested with an absolute and indefeasible estate of inheritance in fee simple in said lands and premises.
Anything to the contrary notwithstanding, redemption shall be permitted up until the entry of final judgment including the whole of the last date upon which judgment is entered.
