PLEASE TAKE NOTICE that on June 30, 2026, the Borough of Saddle River Planning Board (hereinafter the "Board") adopted a resolution granting amended preliminary and final site plan approval to Toll NJ I, LLC (hereinafter the "Applicant") for the property known as 14 Algonquin Trail, 166 and 167 West Saddle River Road, and more formally known as Block 1603, Lots 1 and 2.01 and Block 1401, Lot 24 on the current Tax Assessment Map of the Borough of Saddle River, New Jersey (collectively the "Property").
PLEASE TAKE FURTHER NOTICE that on February 3, 2026, as memorialized in Resolution 26-09 ("Prior Approval"), the Board granted the Applicant Preliminary and Final Major Site Plan Approval, Soil Relocation Permit Approval and reverse Subdivision (Consolidation) Approval to consolidate Lots 1 and 2.01 into one lot and build a 48 unit inclusionary townhome development consisting of 36 market rate townhome type units and 12 affordable housing units constructed in a single 3 story building fronting on West Saddle River Road. The proposed development includes additional improvements, including by way of example and not limitation, off-street parking, landscaping, lighting, entry features, fencing, mail kiosk(s) and stormwater management improvements and the construction of a sanitary sewer force main. The Applicant was also granted soil relocation permit approval from the Planning Board in conjunction with proposed excavation and fill operations associated with the development of the Property.
PLEASE TAKE FURTHER NOTICE that on June 30, 2026, the Applicant was granted amended preliminary and final site plan approval to permit the following changes to the proposed development: (1) the connection of the sanitary sewer system directly to the Borough of Allendale sanitary sewer system rather than directly to the trunk line owned by the North Jersey County Utilities Authority; (2) in compliance with Condition 9 of Resolution 26-09, in lieu of discharging storm water to Lot 24 ("option "B"), the Applicant was granted approval of drainage "option C" to allow the stormwater to be conveyed southwards in new storm sewer pipe along West Saddle River Road into a county owned drainage system in East Allendale Road which the county proposes to discharge to Mills Race from a property owned by the Borough of Saddle River known as 66 East Allendale Road and more formally as Block 1607, Lot 1, thereby eliminating any improvements and disturbance on Lot 24; (3) the designation of a model unit and the use of the garage of that model unit as a sales office for the proposed development of the Property; and (4) the issuance of a soil moving permit for the net import of 4,620 cy of soil rather than 1,620 cy of soil, due to the removal of Lot 24 from the proposed development of the Property.
PLEASE TAKE FURTHER NOTICE that the memorializing Resolution, as adopted, is on file with the Planning Board of the Borough of Saddle River, 100 E. Allendale Road, Saddle River, New Jersey 07458 and is available for inspection during normal hours, Monday through Friday 8:30 AM to 4:00 PM.
