The Ellettsville Board of Zoning Appeals will hold a public hearing on the 10th day of June, 2026, at 6:00 p.m. in the Ellettsville Town Hall located at 1150 W. Guy McCown Drive, Ellettsville to consider a petition by Misha Beyayev, Case Number BZA 26-5, with regard to Richland Bean Blossom Community School Corporation's addition to the Junior High School and softball concessions/press box, for two (2) variances from development standards for the building's horizontal offset and the use of metal panels on the building. Subject parcel is located at 851 W. Edgewood Drive, and is more fully described herein as: TRACT 1: Part of the Southwest quarter of Section 4, bounded and described as follows, to-wit: Beginning at the Southeast comer of said quarter section, running due North 80 rods; thence due West 40 rods, thence due South 80 rods, thence due East 40 rods to the place of beginning, in Township 9 North, Range 2 West, and containing 20 acres. The above legal description is more accurately described in a survey by Marty J. James, Indiana Registered Land Surveyor LS29900010, dated May 30, 2008, a copy of which follows: A part of the Southwest quarter of Section 4, Township 9 North, Range 2 West, Monroe County, Indiana, more particularly described as follows: Beginning at the Southeast comer of the Southwest quarter of said Section 4; thence North 00 degrees 47 minute 16 seconds West along the East line of said Southwest quarter a distance of 1320.00 feet (passing over the Northeast comer of the Southeast quarter of the Southwest quarter of said Section at a distance of 1315.05 feet); thence leaving said East line North 88 degrees 44 minutes 33 seconds West, 660.00 feet; thence South 00 degrees 47 minutes 16 seconds East, 1320.00 feet to the South line of said Southwest quarter; thence South 88 degrees 44 minutes 33 seconds East along said South line 660.00 feet to the Point of Beginning, containing 20.00 acres more or less. A part of Sections 8 and 9, all in Township 9 North, Range 2 West, Momoe County, Indiana, more particularly described as follows: Beginning at the Southwest comer of the Southwest quarter of the Northwest quarter of said Section 9; thence South 88 degrees 56 minutes 31 seconds East along the South line of said quarter quarter a distance of 1342.61 feet to the Southeast comer of said quarter quarter; thence continuing South 88 degrees 56 minutes 31 seconds East along the South line of the Southeast quarter of the Northwest quarter of said Section 9 a distance of 163.04 feet; thence N01ih 00 degrees 48 minutes 12 seconds West, 1336.45 feet to the North line of said quarter quarter; thence North 88 degrees 50 minutes 32 seconds West along said North line 163.05 feet to the Northeast comer of the Southwest quarter of the Northwest quarter of said Section 9; thence North 88 degrees 50 minutes 32 seconds West along said North line 1344.00 feet to the Northwest comer of the Southwest quarter of the Northwest quarter of said Section 9; thence North 89 degrees 26 minutes 29 seconds West along the North line of the East half of the Southeast quarter of the Northeast quarter of said Section 8 a distance of 664.56 feet to the Northwest comer of the East halfofthe Southeast quarter of the Northeast quarter of said Section 8; thence South 00 degrees 44 minutes 54 seconds East along the West line of said East half a distance of 1338.55 feet to the Southwest comer of said East half; thence South 89 degrees 23 minutes 52 seconds East along the South line of said East half a distance of 667.17 feet to the Point of Beginning, containing 20.46 acres in Section 8 and 46.24 acres in Section 9, for a total of 66.70 acres more or less. Interested persons desiring to present their views upon said request, either verbally or in writing, will be given the opportunity to be heard at the above-mentioned time and place. Written suggestions or objections to provisions of said request may be submitted to the Ellettsville Planning Department prior to 11:00 a.m. on the day of the hearing. The hearing may be continued from time to time as necessary.
