Township of Mahwah Zoning Board of Adjustment
PLEASE TAKE NOTICE that Lawrence Inserra, Jr. and Inez Inserra have made an application to the Mahwah Zoning Board of Adjustment, and the Public Hearing will be held on Wednesday, June 3, 2026, commencing at 7:30 P.M. at the Richard J. Martel (Mahwah) Municipal Building, located at 475 Corporate Drive in Mahwah, NJ 07430. The subject property is commonly known as 23 Trotters Lane in Mahwah, NJ, and is designated as Lot 21 in Block 21.02, as the same appears on the Mahwah Township Tax Map. The subject property is located in the R-40 Zone.
Applicants seek permission to depart from Chapter 24 of the Mahwah Zoning Code, being the Zoning Schedule of Area, Bulk and Yard Requirements as follows:
1.) Applicants seek permission under N.J.S.A. 40:55D-70c(1) to slightly enlarge the subject dwelling to exhibit Maximum Improved Lot Coverage of 30.6% where 30.0% is allowed by the Zoning Ordinance and Zoning Schedule.
2.) Applicants also seek permission under N.J.S.A. 40:55D-70c(1) to exhibit 15.4% Maximum Lot Coverage where 15.0% is allowed by the aforementioned Zoning Schedule of Area, Bulk and Yard Requirements.
3.) Should the Township's professionals identify or recognize any other additional requirements, Applicants may apply for such other variances or waivers as may be necessary.
Applicants intend to relocate the existing front door, steps, and walkway from the left hand side of the residence to the center of the front façade of the residence in order to achieve architectural consistency with the other homes fronting on Trotters Lane. Secondly, applicants also intend to relocate the left side wall of the structure outward a distance of 7 feet 9 inches to enlarge the principal bedroom and bath located at the front left corner of the residence. The side yard setback will not be violated or encroached upon.
