PUBLIC NOTICE
PLEASE TAKE NOTICE that the Owner/Applicant, Sebso Properties, LLC has applied to the Zoning Board of Adjustment of the Township of Marlboro with regard to property split-zoned between the C-2 Zone and the R-60 Zone at Block 120, Lot 18, in the Township of Marlboro, and more commonly known as 52 Tennant Road. Entirely within the portion of the property zoned C-2, the Owner/Applicant is proposing certain improvements to the property, specifically seeking to a separate 1,250sf structure behind the existing principal structure to be utilized for the storage of equipment/materials utilized off-site by the remediation business whose business offices are located within the principal structure on-site. Owner/Applicant seeks the following relief: 1) Reconsideration of the Zoning Board Resolution on Application ZB 23-6802 dated May 9, 2023 determining that a new proposed accessory structure to be constructed on the site to be used to temporarily house equipment/supplies for off-site use in the business of the remediation firm within its business office located in the existing principal structure on site is not a permitted accessory structure/use; 2) or, in the alternative, approval of a use variance from the Zoning Board to permit such accessory structure/use in conjunction with the existing business office use of the Applicant within the principal structure on-site; 3) in conjunction therewith, approval of any and all additional variances and/or waivers required, most being existing non-conformities, including:
To permit a minimum lot area of 2.09 acres where a minimum of 3 acres is required (existing);
To permit a minimum lot frontage of 199.9 feet where 300 feet is required (existing);
To permit a minimum lot width of 199.9 fee where 300 feet is required (existing);
To permit a front yard setback of 35.3 feet where 75 feet is required (existing);
To permit a side yard setback of 40.2 feet to the reconstructed principal office building (existing) and 47.5 feet to the proposed storage building (proposed) where 50 feet is required;
To permit deviation from a minimum required buffer of 30 feet as the existing and proposed buffers have not been increased to include a 30 foot buffer;
To permit parking 13.4 feet to the street line where parking is not permitted within 20 feet of the street line (existing);
To permit off-street parking stalls that measure 9'x 18' which currently exist where parking stalls are required to be 10'x 20' (existing);
To permit deviation from the requirement that all off-street parking areas be separated by walkways, sidewalks, streets, or alleys by curbing and other protective devices whereas protective devices are not proposed along the sidewalk between the buildings and the parking stalls (existing);
To permit deviation from the requirement that sidewalks with a minimum width of 4' be provided in all parking areas of five or more vehicles, between parking areas, and principal structures, along aisles and driveways, and wherever pedestrian traffic shall occur whereas sidewalk is not proposed along the eastern row of existing and proposed parking stalls and the existing sidewalk along the western row of parking stalls foes not comply with the width requirement and does not extend the full length of the parking stalls;
To permit deviation from the requirements that off-street parking areas abutting residential use on any side shall be set back a minimum of 25 feet from the lot lone and adequately buffered and screened whereas the proposed parking setback is less than 25 feet from Lot 16 (existing); and
The Applicant specifically reserves the right to request any additional variances and/or design waivers as may be deemed necessary at the time of hearing. Further, the Applicant specifically reserves the right to amend its application and/or any one and/or all variance(s) and/or design waiver(s) as identified herein at the time of hearing.
This application is now on the Secretary's Calendar, and a public hearing has been scheduled for NOVEMBER 25, 2025, at 7:30pm., in the TOWNSHIP OF MARLBORO in the Municipal Building, located at 1979 Township Drive, Marlboro, New Jersey at which time you may appear either in person or by agent or attorney, and present any comments which you may have to the granting of this application.
The public may inspect all documents relating to this matter during normal business hours in the Zoning Office. You may contact the Zoning Board Clerk via telephone 732-536-0200, ext. 1217 to schedule a time to view the documents and/or for definitive information on consideration of the application.
