TOWNSHIP OF WAYNE ZONING BOARD OF ADJUSTMENT NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that the undersigned has applied to the Township of Wayne, Passaic County, NJ, Zoning Board of Adjustment or Planning Board. Project Description: To install an adjustable roof pergola over existing deck, where the setback is based on the neighboring lot on 12 Swiss Terrace, which measures 40 feet, where the proposed is 34 feet. The proposed pergola over the deck is 58 feet setback from the secondary front yard setback from the survey it measures 60 feet for the secondary yard setback. The proposed is protruding onto the front yard on Lake Drive E and requires a variance.
The Applicant is therefore seeking a Bulk Variance to Ordinance sections 134-34.2D(2)(b) [2] - to allow a 34 feet front yard setback where a 40 feet setback is required; and 134-34.2D(2)(b) [3] - to allow a 58 feet secondary front yard setback where a 60 feet setback is required. The applicant also requests any, and all other necessary variances, waivers, design standard exceptions or other relief from the Township of Wayne Land Development Ordinance as may be deemed necessary for this application.
The subject property is located at 4 Swiss Terrace, Wayne, NJ 07470 and is identified as Block 1711 Lot 37 by Township Tax Assessment Records.
This application is on the referenced Board's public hearing agenda to be held Monday, February 2, 2026 at 7:30 p.m. at the Township of Wayne Council Chambers, Township Hall, 475 Valley Road, Wayne, NJ 07470. Any interested person or persons shall have the opportunity to be heard upon such application, either by their own representation or by attorney.
In addition, the Township intends to broadcast the meeting. Television access will be available on the local cable T.V. channel and on the Township's web site. The physical documents will continue to be kept on file in the office of the Planning Department, Municipal Building, 475 Valley Road, New Jersey, and available for inspection by interested persons during regular office hours (8:30 a.m. to 4:30 p.m. Monday through Friday and until 7:30 p.m. Tuesdays); this notice is being sent to you by the applicant as required by the State of NJ's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
